ABOUT HOME STYLING…
What is Home Staging or Styling?
Many people think that just cleaning up and putting away a few things is enough preparation for selling their home. In fact, staging is as much a psychological process as a physical one.
Home staging is the process of preparing a home for sale. But, it is based on tapping into buyer's emotions to create a connection.
It is not the same as decorating a home to live in. When a person decorates their home, it is a reflection of them, an expression of personal style.
Staging a home involves decorating to appeal to a wide variety of buyers, by de-personalizing the space, showing off its features and minimizing attention to its flaws.
A house that is staged creates a strong, positive first impression that sets it apart from the competition.
Why is it essential to stage a house for sale?
Staging a house is like preparing for an interview.
Buyers are interviewing your house to see if it is a fit to become their home. A house that is not polished and prepared is like a person coming to an interview in torn clothes and old sneakers. Even though they could be the very best person for the job, no one will be able see past the outer appearance to give them a chance.
A house must present well at the interview in order to impress buyers.
- A home that is staged appeals to the widest variety of people, and attracts buyers faster and easier than one that is not, regardless of price.
- People want to buy homes, not just houses. They are seeking a lifestyle, not just a place to live. People buy the home that speaks to them.
- The Calgary market has experienced unprecedented increases in the price of homes. With that increase in cost, comes an expectation of a high standard in the presentation of a house.
Have you ever thought about how NOT staging actually costs you more?
- Judgments are formed quickly, and neglected details add up in a buyer's mind. They give buyers a reason to dismiss the house.
- You want to receive the full and fair amount your house is worth. You don't want to receive lower offers because your house doesn't present as well as other listings.
- Staging de-personalizes the space. Buyers cannot make a connection with a house that feels like it belongs to someone else.
- Houses, particularly in suburbs and new neighborhoods, can be very similar in design and features. Staging is what sets your house apart from the others.
- The cost of staging is far less than the cost of a reduction in your asking price .
How does InnerSpace Home Styling benefit realtors?
- Frees up time you would normally have to spend coaching clients on how to present their home.
- Helps you sell your clients' homes faster and easier , which makes everyone happy.
- Helps you achieve a better price for your clients' homes, even in a hot market. Buyers want the house to look “dressed” and move-in ready, and they'll pay accordingly.
- It can be a delicate situation explaining to sellers why their decor may not appeal to buyers, why they have to remove their clutter, why their pets should not be in the house during showings, and so on. A stager is a “neutral” third party professional, who deals with these emotions on a regular basis and can easily help your clients to understand how selling a house is different from living in a home.
- De-personalizes the space. Buyers are not comfortable in a home that feels like it's someone else's.
- Sets your listings apart from unstaged homes. It's a palpable difference that buyers will notice.
- Makes your services more competitive. More realtors are offering staging as part of their listing package. Clients like the idea that they are getting more for their money.
Why is it important to style a vacant home?
- An empty home feels smaller than a furnished one. People will buy the home that feels the biggest, even if it isn't actually bigger than another home.
- Most people are unable to effectively visualize . If there is no furniture in a house, they cannot manage to mentally compare how their own belongings would fit in the space.
- Empty rooms make flaws appear larger and more problematic . There is nothing else to focus on except what is wrong with the space.
- Vacant homes can appear cold, dark, and uninviting , due to the lack of any accent lighting.
- An empty house does not create an emotional connection with a buyer. Buyers do not feel compelled to make an offer on a house they do not feel any attachment to.
More advantages to having the support of a stylist/stager...
- Staging is not rocket science, it is not brain surgery. But like many other professions, like renovating, accounting, or finances, while we can manage to get through it well enough to make do, a professional can produce guaranteed results faster and easier than we could ever do on our own.
- A professional stylist has access to props, furniture, and accessories, as well as other professionals who could be helpful to you at some point, ie: realtors, painters, organizers, photographers, mortgage brokers, Feng Shui consultants…
- A professional stager has knowledge of not only design, but also real estate, psychology, and marketing. To get the best return on investment, it is essential to understand not only what looks good, but what sells homes.
- A stager uses this knowledge to create a sense of attachment, a “buyers’ envy”, that makes buyers walk into your house and know that it is their new home.
What styling/staging will NOT do for you...
- It will NOT guarantee that your home will sell in any particular length of time or for any particular price. It is not my job to sell your home. That is your realtor’s job, or your job if you are selling privately. It is my job to make it look as desirable as possible. It is my job to show buyers why the house is valuable. The correct price for your home is what the market will bear, and staging will not compensate for an over-priced listing
- It will NOT be used to cover-up, disguise, or otherwise attempt to conceal any structural problems, any defects, damage or neglect. Staging does not exist to deceive. It exists to show off the positives of a house, but never to deny the negatives.
ABOUT HOME RESTYLING…
Restyle your home with an interior redesign
Redesigning or restyling your home focuses on working with what you already have. Using your existing furnishings and accessories as much as possible, your space is transformed by removing, rearranging, and re-thinking your current décor. It is very similar to staging, except it is staging to live rather than to sell.
Often, we get so used to the way our homes look and feel, that it is impossible for us to imagine how things could be changed to provide better function, more efficiency, better flow, and renewed energy. InnerSpace will take what you already have and apply it in new ways that enhance the positives of your space and minimize attention to the negatives. Think of Redesign as "What Not To Wear" for your home!
